Who This Applies To

  • -Tenant must have occupied for 12+ months for just cause protections
  • -Just cause not required for the first 12 months of tenancy

Exemptions:

  • - Single-family homes (unless owned by corporation, REIT, or LLC with corporate member)
  • - Condos (unless owned by corporation, REIT, or LLC with corporate member)
  • - Housing built within the last 15 years (rolling)
  • - Duplexes where owner occupies one unit
  • - Units already covered by local rent control that is more restrictive
  • - Affordable housing deed-restricted units
  • - Dormitories
  • - Mobile homes
  • - Single-family homes with proper AB 1482 exemption notice on file
